FENCING IN TEXAS

Do I need a permit to build a fence in Texas?

The City of Houston requires a permit only if you construct a concrete or masonry fence or if your fence will be over 8 feet high. Regulations may vary by city, so always check with your local municipality, as codes can change over time.

Who identifies property lines?

It is the homeowner’s responsibility to determine where they want their project. If there are concerns about property lines, we recommend locating them or having the property surveyed.

Should I worry about my sprinkler system?

Yes. It is the homeowner’s responsibility to identify and locate sprinkler lines and low-voltage lighting before installation.

How tall can my fence be?

Texas law limits residential fences to a maximum height of 8 feet, except in commercial or industrial zones, where they can be up to 10 feet. If you live in a neighborhood with a Homeowners Association (HOA), check their regulations, as they may have specific requirements. Local ordinances vary, so always confirm height restrictions with your city before installation.

What if I want to change something?

If you need to make changes to your project, contact your estimator immediately so we can adjust materials accordingly. It’s much easier to modify your project before work begins than during installation.

Do I need to be there while the crew is working?

In most cases, your presence is not required. The estimator will provide instructions to the field crew based on prior discussions with you. However, if you have special concerns or prefer to be onsite, you are welcome to stay.

At what depth do you set fence posts?

  • 6' fence posts: Set at 24” deep in concrete.

  • 7' fence posts: Set at 32” deep in concrete.

  • 8' fence posts: Set at 36” deep in concrete.

What is a privacy fence made of?

Cedar is the most popular wood for residential privacy fences. All framework and posts are made of treated pine for durability.

What type of nails are used when installing the fence?

We use hot-dipped galvanized ring shank nails for long-term performance and resistance to rust.

Is it normal to have different shades of cedar in my pickets?

Yes. Cedar is a natural, untreated wood, and each tree has unique color variations and grain patterns. This is completely normal and does not affect the quality or durability of your fence.

Roofing in Texas

1. Do I need a permit to replace my roof in Texas?

Most Texas cities require a permit for roof replacement, especially if structural changes are involved. Check with your local building department for specific permit requirements.

2. How long does a roof last in Texas?

The lifespan of a roof depends on the material and climate:

  • Asphalt shingles: 15-25 years

  • Metal roofing: 40-70 years

  • Tile roofing: 50+ years

  • Flat roofing (TPO, modified bitumen): 20-30 years
Texas weather (heat, storms, and hail) can reduce a roof’s lifespan.

3. What is the best roofing material for Texas weather?

  • Impact-resistant asphalt shingles (for hail-prone areas)

  • Metal roofing (durable, energy-efficient, and fire-resistant)

  • Clay or concrete tiles (great for heat resistance but heavier)

  • TPO or modified bitumen (for flat roofs)

4. Does insurance cover roof damage in Texas?

Yes, but coverage depends on the policy and cause of damage. Insurance typically covers:

  • Storm damage (hail, wind, lightning)

  • Falling debris (trees, branches)

  • Sudden leaks caused by storms
It does not cover normal wear and tear or improper installation.

5. Can I install a second layer of shingles over my existing roof?

Texas allows two layers of shingles, but a full tear-off is often recommended for better durability and to prevent structural issues.

6. How can I tell if my roof needs to be replaced?

Signs your roof may need replacement:

  • Missing, curling, or cracked shingles

  • Granules in gutters (from shingles wearing down)

  • Leaks or water stains on ceilings

  • Sagging roof or soft spots

  • Roof age (over 15-20 years for asphalt shingles)

7. What are the wind requirements for roofing in Texas?

Texas roofing codes require shingles to withstand 90-130 mph winds, depending on the region. Coastal areas (like Houston and Galveston) have stricter wind resistance standards.

8. How long does it take to replace a roof?

A typical residential roof replacement takes 1-3 days, depending on size, material, and weather conditions.

9. When is the best time to replace a roof in Texas?

Fall and spring offer the best weather for roofing. Summer is possible but extremely hot, while winter installations may be affected by temperature-sensitive materials.

10. Do I need gutters with my new roof?

While not always required, gutters help direct water away from your foundation and prevent erosion. Many Texas homes benefit from gutter systems, especially in areas with heavy rainfall.

11. What type of warranty comes with a new roof?

  • Manufacturer’s Warranty: Covers defects in roofing materials (usually 20-50 years).

  • Workmanship Warranty: Covers installation errors (varies by contractor, typically 5-10 years).

12. What roofing upgrades can improve my home’s energy efficiency?

  • Cool roofing materials (light-colored shingles or metal roofs)

  • Radiant barriers under the roof deck

  • Proper attic ventilation (ridge vents, soffit vents, or fans)

  • High-quality insulation to reduce heat transfer

13. How do I find a reliable roofing contractor in Texas?

Look for a contractor who:

  • Is licensed and insured

  • Has positive reviews and a proven track record

  • Provides a detailed estimate in writing

  • Offers warranties on materials and workmanship

  • Uses Texas-compliant roofing materials

⚠️ Important: Always check with your local building department for the latest roofing regulations, as codes can change.
